The ultimate desire for this Homeowner was to bring the outside in through every season. Avid golfers these Homeowners love the ability to engage with the open concept of their new patio. The concept originated from a simple photo in a magazine provided by the Homeowners and shared with our team.

This patio conversion remodel in Frisco, Texas included:

Remove existing Breakfast Nook area pre-hung exterior door.

Opening up the space by removing the existing builder grade exterior glass door provided the ability to even out the exterior wall making it flush and expanding the living room. This afforded us the area needed for the door wall unit installation.  

Remove existing windows on Living Room wall for new expansion.

After removing the existing windows on the exterior wall of the home, we then expanded the living room providing more interior space for the Homeowners. This area was transformed into a beautiful sitting area by the Homeowners after the project was complete.  

Relocate electrical

All the way down to the electrical outlets and switch locations we considered the location that offered the best utilization in the future for these Homeowners. The small details are sometimes overlooked when considering a remodel such as the electrical finish work.  

Run new duct work for room expansion area & install A/C registers in ceiling

After calculating the HVAC requirements for the new expanded living area, we determined a little more heating and cooling was needed for this space. This is also an area to make sure you look into before adding square footage to a space before completing an expansion.  

Provide & install one 15’ door wall unit with full light.

The picturesque floor to ceiling fifteen-foot full light door wall unit provides tons of natural lighting for the home. The cedar trim work around each window and the doors was the perfect finishing touch.  

Provide and install new matching architectural shingles and flashing.

By matching the existing roof shingles, we helped save the Homeowners the added cost of re-shingling the entire roof. This also aided in making sure the finished patio blended into the existing roof lines on the home.  

Install new lighting and fans.

By installing ambient lighting on the patio, we created an atmosphere the Homeowners can utilize both day and night.
