Custom Exterior Patio Conversion in Frisco, TX

This home is located in a highly desirable active adult community in Frisco Texas. The home is located in the middle of hole one facing the golf course. This was the importance and reason behind the upgraded covered patio remodel for this Homeowner.  

By expanding the interior breakfast nook leading to the patio we created a whole new space for this home. The added benefit of replacing a small glass exterior door with a new full glass sliding door opened the interior up to the outside. The icing on the cake was the expanded concrete grill pad and fire pit.

This patio remodel included:

Remove existing roof structure and posts.

The removal of the existing roof and posts gave us the ability to relocate and expand the exterior patio of this home from one side of the house to the other.  

Remove existing gutters and concrete pad.

Omitting the small four foot by four-foot square concrete pad opened up the area to allow for the expanded breakfast nook and new low-e window.  

Remove existing exterior door and brick where addition will be constructed.

By replacing the existing glass patio door, we were able to install a full glass sliding patio door giving this Homeowner the open feeling of bringing the outside in.  

New gas line and shut off valves for fire pit.

Not shown here the Homeowners did have a firepit installed once the project was complete. Installing a firepit not only gives your home a comfortable feeling it also keeps you warm on those cozy winter nights. Installing the proper gas lines to accommodate your fire pit will ensure its use for years to come.  

Frame in gabled roof for new addition.

The new gabled roof opened the space up even more by creating height and allowing room for a duel ceiling fan and lighting.  

Install new lighting.

By installing ambient lighting on the patio, we created an atmosphere the Homeowners can utilize both day and night.  

Install LVL header.

Removing existing bearing walls requires the installation of posts and beams to carry the load. As a contractor, we have found that LVL beams are a fantastic solution in these scenarios. 

New low E windows.

“Low-E” literally means low emissivity, which in turn means a surface that emits low levels of radiant heat. All surfaces reflect, absorb, and transmit heat. So, a Low-E coating reduces the amount of that heat transfer and in turn is energy efficient.  

New sliding glass door to access patio.

There are many benefits to installing sliding glass doors in the home. They maximize natural lighting, increase airflow, and facilitate the flow of traffic to and from the house. 

Sliding doors can add beauty and elegance to the home. The many choices available include eco-friendly and energy-efficient options.  

Painting of walls, ceiling and trim.

The final touches for this beautiful new space where to tie into the existing homes finish. By matching the existing paint colors and sheen we were able to save the Homeowner the expense of painting the entire home.
